Fall HVAC Maintenance Tips: 10 Ways to Prep Your System Before the First Cold Snap

A fall HVAC checklist for East Texas homeowners — 10 easy steps (plus the handful you should leave to a pro) to keep your heating system safe, efficient, and dependable all winter.

East Texas falls are deceptive. One week it’s 85°F; the next, a cold front dumps us into the 30s overnight. The homes that stay comfortable through those swings are the ones that got their HVAC system ready in the fall — before the first cold snap, not after it.

Here are the 10 tips our technicians recommend to every Ray Roberts customer every autumn.

1) Replace your air filter. This is the single cheapest, highest-impact thing you can do. A clogged filter forces your blower motor to work harder, cuts efficiency, and can even cause the heat exchanger to overheat. If you can’t remember when you last changed yours, change it today. For most homes, a 1-inch filter wants to be swapped every 1–2 months.

2) Schedule a professional heating tune-up. The pre-season tune-up is where small issues get caught before they become 2 a.m. emergency calls. A proper tune-up includes heat-exchanger inspection, burner cleaning, gas-pressure testing, ignition and flame-sensor checks, blower-motor amp draw, thermostat calibration, and a safety check for carbon monoxide. Our $79 Heating Tune-Up covers all of it.

3) Test your thermostat early. Flip your thermostat to heat for 10 minutes on a cool morning. If you don’t get warm air at the vents within a few minutes, something’s off. Finding that out now beats finding it out when it’s 28°F outside.

4) Clear leaves and debris from around the outdoor unit. If you have a heat pump, this one matters a lot: leaves, mulch, and overgrown shrubs block airflow and freeze onto the coils during defrost cycles. Aim for 24 inches of clear space on every side.

5) Inspect vents and registers. Walk the house and make sure supply registers and return grilles aren’t blocked by furniture, rugs, or curtains. Restricted airflow is the #1 cause of hot/cold rooms.

6) Check and seal visible duct joints. If any of your ductwork runs through the attic, head up with a flashlight and look for disconnected flex, torn insulation, or obvious gaps. Leaks here can waste 20–30% of your heated air.

7) Replace the batteries in your thermostat and CO detectors. A dead thermostat battery looks exactly like a dead furnace. And since your furnace will be burning gas or using heat strips all season, this is the right month to confirm your carbon-monoxide detectors are working.

8) Look (and listen) for warning signs when you start the heat. The first time you fire up the furnace for the season, pay attention. A short burst of a dusty smell is normal. A sulfur or burning-plastic smell, loud banging on startup, repeated short cycling, or yellow instead of blue flame means stop and call us — those are safety issues.

9) Program for savings. Set your thermostat to 68°F while you’re home and awake, and drop it 7–10°F while you’re asleep or away. A smart thermostat (Nest, Ecobee, Honeywell) typically saves 10–15% on heating costs and pays for itself in a season or two. Ask us about our Free Smart Thermostat offer with any new system install.

10) If your system is 15+ years old, start planning. Older furnaces and heat pumps rarely die in September. They die on the coldest night of the year when demand is highest and parts take days to source. If yours is on borrowed time, let’s talk about options now — while financing, rebates, and installer schedules are wide open.

Bonus for Premier Club members: Your seasonal tune-up is included. If you’re not a member yet, this is the time of year the math makes the most sense — small monthly care beats a surprise repair bill every time.

Fall maintenance is less about any one dramatic step and more about catching the little things before weather and demand pile up. Spend an hour on this list, let us handle the technical side, and you’ll walk into the first cold snap confident your home will stay warm.
